Chimney Waterproofing for Denver Brick

A vapor-permeable repellent soaked into sound brick so snowmelt runs off instead of soaking in and freezing. Typical cost in the Denver area is $300 to $800.

Denver's problem is not how much water falls. It is how often that water freezes. NOAA's 1991 to 2020 normals give the old Stapleton station about 135 freeze-thaw days a year, so on roughly one day in three the temperature crosses freezing. Snow piles against the stack, the sun melts it by noon, the brick drinks the water, and that night it freezes and pushes. Boulder gets about 125 of those days and close to 93 inches of snow.

A good repellent slows the cycle down. It is a clear, penetrating product made for masonry, not paint and not a glossy sealer. It lines the pores so liquid water beads off, while moisture inside the chimney can still escape as vapor. We only put it on a stack that is already sound, because no coating bridges an open mortar joint or a cracked crown.

Signs you need this

  • Brick that stays dark for days after snow melts off the roof
  • White powder (efflorescence) streaking down the stack
  • Brick faces flaking or popping off in spring
  • A damp spot on the chimney wall inside the house
  • Mortar that crumbles when you scratch it with a key

How we do it

  1. Check the whole stack firstAt the free inspection we look at the crown, cap, flashing, joints and brick faces, and photograph anything that lets water in from above.
  2. Fix before we coatOpen joints, a cracked crown or loose flashing get repaired first and priced separately, so the repellent never hides a leak.
  3. Wait for dry brickWe clean off loose material and schedule the coat for a dry spell, since repellent soaks into dry masonry and only skins over wet masonry.
  4. Flood every faceWorking top to bottom, we saturate each side until it stops taking product, with shingles, siding and windows masked off.

Why not just paint the chimney or use a clear sealer?

Film coatings trap moisture that comes from inside: warm, damp flue gas and water that wicks up through the masonry. When that water cannot get out, it freezes behind the film and the brick face lets go in sheets. A breathable repellent keeps rain and snowmelt out but lets vapor leave, which is what brick in a freeze-thaw climate needs.

Is waterproofing worth it on an old Denver brick chimney?

Often, yes, once the repairs are done. Census data show about 17 percent of Denver homes were built in 1939 or earlier, and many have soft original brick and lime-rich mortar that take on water fast. On those chimneys we test a small area first and use a product rated for older masonry. On a stack that is falling apart, we will tell you that repointing or a partial rebuild comes first.

How long does a repellent last?

It depends on sun exposure, snow load and the product, so we do not promise a number of years. A simple check: splash water on the brick. If it beads and runs, the treatment is working. If it darkens and soaks in, it is time to look again. We note the product and date in your written report so the next check is easy.

FAQ

Chimney Waterproofing questions

How much does chimney waterproofing cost in Denver?

Typically $300 to $800 for the stack, depending on height, number of faces and access. Repairs needed before the coat are priced separately. You get a written price at the free inspection, before any work.

Can you waterproof in winter?

Only on a stretch of dry days with the brick above freezing. In practice most of our waterproofing happens from spring to fall, but a mild, dry winter week can work.

Will waterproofing stop my chimney leak?

Only if water is soaking through the brick itself. Many chimney leaks start at the crown, cap or flashing instead. We find the source first and fix that, then decide whether a repellent is still needed.

Does it change how the brick looks?

A breathable repellent dries clear and should not leave a shine. On very old or porous brick we test a small patch first so you can see the result.

Can I do it myself?

You can buy masonry repellent, but it only works on sound brick and a crown that does not leak. Common failures come from coating over cracks or using a film sealer that traps moisture.
